Richard has been selling homes in the Northern Districts and Inner West since 1995. From bedsitters to waterfront homes, Richard always ensures his clients achieve the best outcome when selling their home or investment property.

Also, Richard has been a resident in these communities since 1984 so has a sound understanding of all the great benefits in living in these areas.

Richard has a natural ability to place people at ease. His clients often comment on this and many relate it back to Richard's country town upbringing.

  • I write to you to offer some detailed feedback on my dealings with RICHARD MION, Senior Advisor with R&W Gladesville and his support staff at that Office.


    In July, 2016, I formally engaged Richard to market and sell my property at 9 Orient St Gladesville.

    I had spoken with several local agent for up to a year prior to Richard's formal appointment. I chose Richard because he had spent approximately 50 hours on the phone with me over a 12 month period and he had also sent me very detailed local market information and detailed specific property appraisal information (often at very short notice). Richard's approach was always highly professional, always realistic and practical and never "salesman pushy".


    The sale of the subject property was a difficult assignment.

    I had not lived in the property for many years and it had fallen into disrepair. The property needed to be remediate to maximise the sale price. Richard was meticulous in detailing what was required within a reasonable budget. Richard arranged all trade quotes (painters, carpenters, house washing, carpet repair & carpet cleaning, house cleaners, gardeners, pool maintenance etc) and personally oversaw the trade works every step of the way. I estimate that this exercise alone occupied an addition 40 hours of his time.

    Richard also arranged the stylist (furniture rental).

    There was no time slippage in arranging all the above & no cost overruns which is remarkable in itself. Richard achieved a total transformation of the property in around 3 weeks. The end result was simply excellent.


    The narrative and photos contained in the printed material and on the web page were simply excellent. Richard was totally on-point in highlighting the key features of the property.

    Throughout the marketing program, I was kept fully abreast of web page analytics, visitor numbers, details of all interested parties and the general 'like & dislike' feedback from the public. The detail and presentation of this feedback was very impressive. I also note that Richard had an encyclopaedic knowledge of all 20 plus interested parties.


    The evening before the auction, Richard called me to wish me luck. I made comment to him that whatever the outcome, I believed that no agent on Earth could have performed a better job than he and his Office had done. It was now up to the market to determine the ultimate sale price.

    There were nine registered bidders on auction day (27 Aug 2016) and the property sold for $2.26 million, well above the reserve price and about $400,000 more than I realistically expected to achieve. The sales price was a record for the street and surrounding area.


    Given the consistent & extraordinary effort RICHARD MION put into the sale of my property, I could be forgiven for thinking that Richard was in fact selling his own home and not mine.

    I must also thank the team at R&W Gladesville Office (Fred, Danielle and others) for their wonderful support during the entire sale process.

    I am not in the habit of writing letters such as this one. Hitherto, I have never offered myself as a reference for anyone else's professional services but in the case of Richard Mion and the team at R&W Gladesville, I happily make an exception to this rule.
